REXDALE REAL ESTATE 

Thought I would take a moment to say "Hello" and update you on the Rexdale Real Estate Market. We have been discovered! I have been in the Real Estate market for the past 30 years and I have never seen a market like this. Like the "Energizer Bunny" it keeps on ticking and Prices keep rising. In the first 3 months of this year we Sold 63 houses over $400,000. and 4 of those were over $500,000. Compared to last year (2011) same time frame, we sold 22 over $400,000. and in 2010 none. Multipe offers are the norm in this market instead of the exception. Yes, that is what is happening in Rexdale!

Driving this market is a combination of: low interest rates; historic lows in the number of properties For Sale; Central Toronto area prices and some of the "Hot" outlying areas are becoming affordable for the first time Buyer. The first time Buyer has been forced to look in different areas for their first home and we are one of the areas; result being pressure on demand driving prices up. It certainly looks like the days of $250,000 for a Detached Home in Rexdale are gone. Actually let me change that to $300,000. Will this last? In my opinion it will change when the following or combination of events occur; interest rates rise, a flood of Properties For Sale or an economic downturn of some kind fuelled by Europe being unable to straighten its financial mess or a slower U.S. recovery.
